5 Tips for Evaluating Home Builders

When choosing a home builder, you must be sure you’re working with a team that understands your needs and has a proven track record of delivering quality homes. To help you make the best decision, we’ve put together a list of five tips for evaluating home builders.
Keep these in mind when meeting with potential contractors, and you’ll be sure to find the perfect team for your next home project.

1. Consider the Builder’s Reputation

When you’re looking for a home builder, it’s important to consider their reputation. Do your research and ask around—friends, family, online reviews, the Better Business Bureau (BBB)—to get an idea of what other clients have experienced while working with the prospective builders.

A good reputation is a good marker of a quality builder who stands by their work. A bad reputation means you could be in for a long, frustrating process, and potentially costly repairs down the road.

2. Costs: Price vs. Value

When you’re evaluating home builders, it’s important to remember that price is not the only factor you should consider. The builder’s track record, the quality of their work, and their customer service should also be taken into account.

Remember that you get what you pay for. A low-cost builder may save you money in the short term, but you may end up spending more in the long run if they don’t deliver a high-quality product or if they don’t stand behind their work.

It’s important to strike a balance between cost and value. You don’t want to overspend on a builder, but you also don’t want to sacrifice quality just to save a few bucks.

3. Understand the Building Process

When you’re evaluating home builders, it’s important to have a general understanding of the building process. This will help you ask the right questions and get a better sense of whether or not the builder is a good fit for you.

Generally, the building process will include four steps:

  • Designing
  • Engineering
  • Permitting
  • construction

Each of these steps will involve different professionals, and it’s important to have a good working knowledge of who they are and what they do. You don’t want to be surprised by any hidden costs or delays later on in the process.

Make sure you ask the builder about their experience in each of these steps, and how they handle any potential problems that may come up.

4. Check Home Builder’s Warranties

Most reputable home builders offer a warranty on their work—usually one year for defects in craftsmanship and two years for mechanical systems. Some home builders may even offer a 10-year structural warranty.
When evaluating home builders, be sure to ask about their warranties and what they cover. A good home builder will be happy to stand behind their work and provide you with peace of mind that your investment is protected.

5. Ask to See Sample Homes Built by the Builder

If you’re seriously considering a particular builder, ask to see sample homes they’ve built. This will give you a good sense of the quality of their work, and whether or not their homes are built to last.
Ideally, you want to see homes that are similar in style and size to the one you’re hoping to build. This way, you can get a good idea of what to expect in terms of both the finished product and the building process itself.
Keep in mind that not all builders will have sample homes that you can tour, but it’s definitely worth asking. If they do have sample homes, be sure to take your time touring them and paying attention to the small details.

Work with a Reputable Contractor Today

At a minimum, you’ll want to evaluate home builders based on the following; their experience in the industry, the quality of their past work, the materials and finishes they use, their warranty and customer service policies, and the cost of their services.

Keep in mind, though, that the best builder for your home may not be the cheapest, and it’s important to focus on quality rather than cost alone. By taking the time to evaluate home builders thoroughly, you’re sure to find one that will build the home of your dreams.
